Our Story
It all started in 2015.
While working on a large and complex urban transformation project, our founder Hakan Bucak noticed one crucial issue: the real estate industry was losing due to a lack of system.
Many valuable projects remained unsold for years, landowners couldn’t realize their full potential, and investors lost trust.

About Project Sales and Marketing
How do you cover all marketing costs?
We are a financially strong company. Our investment budgets for marketing are always ready. With 10 years of experience and a database of 60,000 people, we know which projects will sell. That's why we don't hesitate to invest.
What are your commission rates?
It varies depending on the project size, location, and target audience. We will clearly share this information during the initial meeting. There are no surprises; everything is in the contract.
What if there are no sales?
We haven't experienced such a situation in 35 projects. But if it happens, the damage is ours. Still, we protect our customers: We deliver the system to you, and all the infrastructure we set up remains with you. We also grant the right to terminate the contract with prior notice within a specified period in our contracts. That's why we are so meticulous in project selection – we don't want anyone to suffer any damage.
About Project Criteria
I have a project worth under 50 million USD. Can we work together?
Yes! With our system installation service, we create customized solutions for you. We install the system, provide training, and offer support for up to one year.
In which regions do you operate?
Until now, we have generally worked in Istanbul and Bodrum. However, we now have the infrastructure to extend our services throughout Turkey. We are starting to provide services in cities such as Ankara, Izmir, Antalya, and Bursa.
Why would you reject my project?
If the location is weak, the financing is risky, there are legal issues, or the pricing is unrealistic, we won't proceed. This is the best course of action for both you and us.
About the Work Process
How long does it take for sales to begin?
System setup takes 1-2 months. Sales begin in the third month with the launch. Although the dynamics of each project are different, we generally reach our target sales rate in the sixth month.
Do we hand over control to you?
We handle the control and management of daily operations, yes. However, we always consult with you on strategic decisions and make them together. We make recommendations based on data, discuss them with you, and make joint decisions. We have a completely transparent and participatory process.
At what stage can you get involved?
Whether you are at the land stage, the project stage, or the ready-to-sell stage, we have a solution for every situation.
About Foreign Sales
Which countries do you sell to?
We have sold to citizens of 60 different countries. The Gulf, Russia, Iran, Europe, America, the Far East... We have a global network.
Do you provide support for the legal processes involved in foreign sales?
Yes, our legal partners are very experienced in this area. We provide professional support for residency, taxation, and all legal processes.
Are foreign sales commissions different?
Yes, agent commissions and operational costs are higher for foreign sales. We share the details on a project-specific basis.

What data do you share?
Everything! How many ad impressions, how many clicks, how many searches, how many visits, how many sales... We provide real-time dashboard access.
Can I access the CRM system?
Of course. We create a custom user account for you, so you can track the entire process whenever you want.

About Development Processes
I have land. Would you be interested in purchasing it?
Yes, we can also consider investing directly in land with high development potential when the right conditions are met.
I have a plot of land. Can I develop a project with you?
Yes. We provide end-to-end project development consulting for landowners, including market analysis, feasibility studies, concept development, financing model design, and project partnership development (such as exchange of shares, revenue sharing, etc.). If you wish, we can also handle the sales and marketing processes.
I want to invest in bulk housing purchases or land acquisitions, but where should I start?
We analyze your budget, risk profile, and goals to present you with suitable land or housing projects. We also provide support in areas such as post-investment value management and portfolio tracking.

TOBB Yedi Mavi was a miraculous transformation. We sold 50% of the 357 vacant apartments delivered in one year. But every project is special to us.
Have you had any unsuccessful projects?
Every project has different dynamics. Out of 35 projects, we only failed to meet the foreign sales target for Mesa Orman. The project was geared towards domestic investors, with a location and architecture more suited to the domestic market, and did not match the preferences of foreign investors. This experience allowed us to see more clearly which projects are suitable for foreign investors. Apart from that, there were very few projects where we fell short of our target, but we achieved successful sales in all of them.
