A plot of land is worth the sum of the right decisions made on it: what to build, who to sell to, at what price and with which partner. PGS makes those decisions in one system. Together with the landowner and the developer, it maps the path from feasibility to concept and from permit to sale.
Let’s talk about your landA plot’s future is shaped by connected decisions: what to build, who to sell to, at what price, with which partner. PGS makes these decisions together and on the same basis: which project on this land sells to which buyer, at what price? Development decisions are made with sales knowledge, because we made those sales across 35 projects.
Development informed by sales. Concept and program are built on an investor database of 100,000 people and the real sales record of 35 projects, not on assumptions.
One team, start to finish. Feasibility, concept, architect, permits, financial model and handover to sales all sit with the same team. The landowner deals with a single point of contact.
On the same side. We stand with the landowner in a land-for-units deal (kat karşılığı) or a revenue-sharing model. Our return depends on the project selling.
It ends in a sale. The aim of PGS is a sold project: development is complete once it is handed over to the Project Marketing (PPS) and Project Sales (PSS) systems.
The true potential of the land, in numbers: a feasibility study built on zoning, location, buyer and price analysis. This is the page the decision is made on.
What to build: residential, mixed-use or a residence tower. The mix of unit types and sizes. The target buyer. A program tested against sales data.
The right architect, a clear brief, a design that sells. Checked through a sales lens at every step of the design process.
A land-for-units deal, revenue sharing or joint development: the right model for the landowner, with cash flow and risk allocation worked out.
Permits, authorities, timelines. One team runs the process, so the landowner never has to chase it.
Price list, inventory plan, launch calendar. The project is handed to PPS and PSS ready to go. Development ends in sales.
A working model built together around the size of the land and the landowner’s expectations. In a partnership, our return depends on the project’s sales. That is why we base our feasibility studies on realistic numbers.
Land-for-units deal (kat karşılığı). The landowner receives units in the project. One team handles development, marketing and sales.
Revenue sharing. An agreed share of sales revenue. The landowner becomes a partner in the project’s outcome.
Feasibility and process advisory. For landowners and developers who want only a report and a roadmap before they decide.
Project Marketing SystemLand owned by holding companies, manufacturers and trading firms often just sits on the balance sheet. You don’t need to build an in-house real estate team. We work out with you what the land should become, which model to develop it under and how to sell it.
How to make the most of company land (in Turkish)
Own many units in one project rather than land? Your portfolio can create value too: Portfolio Management
Using zoning status, FAR and market data, we show what the land could become and how much value it could create.
Land-for-units, revenue sharing or developing it yourself: together we choose the model that fits your company’s goals for cash, risk and timing.
From feasibility to sales, every decision is documented with its rationale. The process moves forward with regular reports your board can read.
PGS bases its feasibility and concept decisions on real data from the projects we have marketed and sold: which unit type sold how fast, and which price range brought in which buyer.
On projects we take from development through to sales, the credit names all three systems. Where we handle development only, it is a single line: "Development: Hakan Bucak | PGS". Who did what is right there, below the project.
See how much saleable area would be yours under a land-for-units deal, and what it is worth. This is a preliminary estimate. The final figure comes from the feasibility study.
The calculation runs in your browser, and the values you enter are not sent to us. It is a preliminary estimate, not a final value. It does not include land given up for roads and green space, plan notes, taxes or contract terms. The value of your share is based on the sales price at the time the project is completed. The value of the land is set by a feasibility study and a valuation report. The starting values are examples.
Once we had acquired the land, our first move was not to design a building. Instead, we signed a lease with an international British School, then developed the project to the school’s standards. A project with a defined use and a tenant in place increased the land’s value fivefold.

One team ran the project’s development, marketing and sales. We were the single point of contact from the land to the last sale.
In a short meeting, we hear about the land’s location, its zoning status and your expectations. Then we come back with a preliminary feasibility study and options for working together.
